KHR advises AEW in the acquisition of a large logistics facility at Copenhagen Airport

KHR Architecture has conducted due diligence and advised global real estate investment manager AEW on the economics of the acquisition of Copenhagen Cargo Centre at Copenhagen Airport. AEW purchased the facility from Palm Capital on behalf of a German pension fund.

Technical due diligence for AEW

"We have supported AEW with due diligencetechnical, environmental and ESG, to give them a good overview of the property's condition and potential prior to purchase," says Peter Nielsen, Sales Director and Head of KHR's Client Advisory.

"AEW also has plans to expand and renovate, and in this context we have advised on the construction economics as well as regulatory issues and scheduling in the upcoming project. KHR has solved a lot of architectural projects at the airport over the years, so it has been fun to return as an advisor."

The facility comprises a letting area of 26,500 m², with PostNord and DHL among the tenants. In addition to the existing property, development of an additional 5 000 m2 of warehouse space is permitted. The construction is expected to start by the end of 2021. AEW will simultaneously renovate the vacant office space in line with the expansion and aim for a BREEAM "Very Good" rating for the entire asset to meet the sustainability requirements of the new owner.

The largest airport in the Nordic countries

Copenhagen Airport Kastrup is the largest airport in the Nordic countries and serves as a central hub for major international cargo companies in Scandinavia and Northern Europe. KHR Architecture has over the years solved several major projects at Copenhagen Airport, including Finger B and Finger D, shopping area, domestic terminal, parking garage and security.
