Overview

As urban planning consultants for Sweco, KHR Architecture has been responsible for the development of a former industrial area of 80,000 m² close to Copenhagen Airport. Now it will be transformed into a vibrant neighbourhood with activities, culture and business. The project includes the transformation of 10 existing buildings and the construction of up to 24,000 m² of new buildings. The municipality approved the local plan in April 2025, allowing for a wide range of businesses, creative workshops and leisure activities. Our urban planning work has ensured a coherent development with a focus on flexibility, sustainability and the unique character of the area - from the first visions to final political approval.

Renovation and transformation

Flyverbyen contains old production buildings that are being transformed for new purposes while making room for new construction. A total of 10 buildings have been designated for transformation to retain the soul and industrial character of the area. Former warehouses are now used for simgolf, padel, climbing and creative workshops - benefiting both sustainability and atmosphere.

From idea to local plan

We have been involved as advisors all the way - from the first sketches and visions to the final political approval. Through 2.5 years of close collaboration with the developer and the municipality, we have created the foundation for a project that brings life to an old industrial area for the benefit of the local community.

Our services as urban planning and development advisor throughout the process have included, among other things:

  • Planning basis including volume studies
  • Preparation of proposals for a local plan and municipal plan addendum
  • Sparring with planning authorities on complex issues
  • Advising technical suppliers for stormwater and traffic

Local plan secures the future of Flyverby

The first companies in The flyover city have started activities on dispensations, but now the local plan has been approved, creating a lasting and stable framework for both existing and new businesses. There are already microbreweries, pottery workshops, a café and sports facilities, but a local plan is crucial for more businesses to become part of Flyverbyen.
